Selling your home in 2017 isn’t quite the same as it was back in the 70’s or even the 90’s. The housing market is different and today’s buyers are much more selective with more research tools at their fingertips. That means you the seller need to be a step ahead! Here are six tips any experienced seller would tell you so that your home gets sold in 2017.

Make Sure the Price Is Right.

Today’s buyers are swift and educated about the market. You should be keenly aware of what properties in your area are valued at. To ensure your home is being sold at competitive price, have your real-estate agent give you the prices of similar homes sold in your area recently. Then price your property at about 10% less than that number. Prospects are quick to inquire about homes that seem like a real steal!

Maximize Curbside Appeal.

Curbside appeal mattered in 1990, and it matters even more in 2017 because we are living in a visual age. They say “you can’t judge a book by its cover,” but in real-estate, you can and you will. Most prospects don’t even enter a home before determining whether or not they’re interested. That initial photo of your property on your listing should be pristine and memorable. That’s why curbside appeal is so important.

If you can afford to shell out the extra cash needed to get a new front door, spruce up the pavement in your driveway or even renovate your garage, go for it. If pricey renovations are not in the cards right now, there are small tweaks you can implement like landscaping and adding decorative plants or a fresh paint job. Pressure washing the front porch, sidewalk and driveway can make a real difference too. You goal is to make it easy for a prospect envision themselves in this space. As a seller, you need to make doubly sure that buyers can differentiate your house from the house around the corner. A jaw-dropping first impression will increase your chances of getting sold!

This tip plays on the demand for strong visuals in our current market. With an inexpensive flip cam record yourself walking through your home MTV Cribs style. This can actually be a ton of fun to create. It’s a great idea to talk about the local shops and perks in the neighborhood while you’re at it. Upload the video onto YouTube for free and share the link with your online listing. Watch the inquiries roll in! Creating this visual experience of what it’s like to live at your place, will increase your chances of getting bites from prospects who are serious.

 De-Clutter

All the things that make your house feel like “your” home make it difficult for prospects to visualize themselves there. So, cut out the fat and leave the meat. This means storing away your memorabilia, overload of family photos and religious décor. Neutrality is not likely to repel anyone. Anything that you haven’t used in years can likely be stored or thrown away too. Unnecessary clutter makes your home seem smaller and less inviting for a buyer.

In 2017, social media is powerful even in the world of real-estate. Facebook specifically is known to bridge the gap between people far and wide. For every Facebook friend you have, they have a network of friends they can share your listing with. There’s even a marketplace on a  Facebook that will allow you to reach people outside of your friend list.

 Make Viewing Your Home Easy

Having easy access to your house makes all the difference. Homes that are difficult to show are difficult to sell. If your agent finds that they need to set appointments a week in advance to show your property this can be problematic. Make yourself and your home available to your agent often. Don’t worry you don’t have to be on house arrest for long because if you follow all the steps above, the selling period should move quickly!
